What is a patta?      

Patta can be explained in one word. It is a land ownership proof. It is a certificate given by government officials that you own the particular land.  

What information does the patta contain?  

We have seen that a patta is a proof of land ownership, and here we will see what information it contains.  

Two departments issue license certificates for lands in Tamil Nadu.  

1. Deed Registration Department  

2. Department of Revenue  

Deed Registration Department  

Registration Department records, preserves and maintains property related documents. The Indian Registration Act was brought in 1908. It is an Act to consolidate procedural laws relating to registration of documents.  

Department of Revenue  

Main Department of Government which maintains information about lands.  

The revenue department creates and maintains documents like Patta, Chitta, Andangal.  

Information on the Patta  

To which district the said land belongs. Belong to which village. What is its Survey Number? Subdivision? What is the owner's name? Information such as the size of the land, its nature, etc. will be included.  

How is the character of Patta divided?   

The nature of the land can be classified according to the nature of the soil in the land.  

1. Nanchai  

2. Punchai  

3. Rainfall  

4. Residential Land  

Nanchai  

Irrigated land. Land suitable for agriculture.  

Dry land:   

Land suitable for agriculture but not irrigated.  

Rainfall:   

Agricultural land but without irrigation facilities is land that is cultivated solely by rain.  

Real Estate  

residential land. It means land where people can build houses and live.  

How to measurement of size of land in Patta?  

Size of land in patta is s ares and hectare. are denoted by such units. In our colloquial way we measure land in cents, square feet and acres. But the units in the band are represented by other units. How to find the right size  

1Ares – 1076 Sq.ft  

1ares – 2.47 cents  

1Ares – 100 Sq.Mt.  

100 Ares – 1 Hectare.  

 

What are the types of Patta?

  Personal Patta?  

Suppose you buy a property from someone. First you need to register the purchase.

Joint Patta   

If you enter the name of the owner of the Patta, there will be many names. It means that all the persons mentioned in the all parties are the owners of the land.  

UDR Patta      

The UDR period was a very important period for Tamil Nadu.

This Town Survey Land Register, a document equivalent to a Patta, is a must-see when buying land in the Town. Checking only the deeds is wrong, it is better to check TSLR, the revenue department documents related to land.  

How a town develops  

Panchayat – If the population increases, it will become a municipality

7. Vacant plot/ residence.  

Patta is measured in aers or hectare units, but TOWN SURVEY LAND REGISTER lands are measured in square meter units.  

1 square meter – 10.7639 square feet  

100 square meters – 1 Airs  

222.96 Sq Meters – 1 Grund [2400 Sq Ft]  

10,000 square meters – 1 hectare  

4046.82 square meters – 1 acre.  

Dust Patta

How did the land get title?      

Lands in Tamil Nadu can be divided into four categories,  

1. Agricultural Lands 2. Residential Lands 3. Layout Lands 4. Governmnet Lands.

In this way, we will get title to our lands.  

How to achieve Patta name change or transformation?  

VAO (Village Administrative Officer) will have 24 books for village maintenance. Each book contains individual accounts. “A” Record – There is a book called Register, this is a separate book and it does not belong to those 24.  

Patta's name change can be done in four ways.   

Section 1- Surrender of title to land  

Section 2- Transfer of land  

SECTION 3- PATTA Sub- Division (SWITCH ON GROUND LEVEL)  

Section 4- Other Changes (Land Acquisition, Change in Land Classification)  

Surrender of title to land  

1. Sale of his land to another (a) Relinquishment of title by purchase.  

2. Surrender of ownership in the name of court order.  

Waiver of another's right by a court order to change the title in the name of a particular person.  

For example, if the property given by the settlement is left to the elderly heirs without behaving as stated in the settlement agreement, the court has the right to say that the inheritance is invalid if the elders seek the help of the court in that situation. If this happens then the doner give their right to the doner.  

3. To pay tax or debt arrears  

A private individual (a) the Government or the Government takes possession of the land and by doing so relinquishes the title.  

Acquisition of property through donation deed and transfer of title  

Change of lease by transaction  

1. After the death of a person, his heirs divide the property among themselves and change the name of the deed.  

2. Change of name by grant of Government Patta to lands which have been in the experience of land for thirteen years.  

3. State takeover of property without heirs.
